Why hot water and a surface cleaner

Cold water moves dirt around. Hot water breaks down grease and oil, which is why dark stains from vehicles and years of ground-in grime come out far better with a hot-water machine. We use a rotary surface cleaner on flat areas, so the whole slab gets the same even clean instead of the "zebra stripes" you get from a wand.

Treating algae, mildew and black spots

Green and black staining on concrete, interlock and patios is usually organic growth, not dirt. We treat it with the same SH (sodium hypochlorite) solution we use on houses, mixed with a surfactant, so the growth is killed rather than just blasted off and it takes longer to come back. As with house washing, we soak the grass and garden beds along the edges with plain water before and after, so the runoff is diluted to the point it won't harm them.

Good times to book

  • Spring, to wash away winter salt, sand and road grime
  • Before sealing concrete or interlock, so the sealer bonds to a clean surface
  • Before listing a home, hosting an event or a family gathering
  • After construction or renovation work leaves mud and debris behind

Common questions

Can you get oil stains out of my driveway?

Most fresh and moderate oil stains lift significantly with hot water and degreaser. Very old stains that have soaked deep into the concrete may lighten rather than disappear — we'll tell you honestly what to expect when we see it.

Will pressure washing damage my concrete?

Not when it's done properly. We use a surface cleaner at the right pressure and distance for the surface, which cleans evenly without etching or leaving lines.

How often should a driveway be pressure washed?

Most driveways look their best with a clean once a year, usually in spring after winter salt and sand. Driveways under trees or with heavy vehicle traffic may need it more often.

How much does driveway cleaning cost?

We quote by the job, based on the size of the area and the condition of the surface. Call or email with your address and a rough size and we'll give you a straight price.

Do you clean commercial lots and entrances?

Yes. Storefront entrances, sidewalks and parking pads are a regular fit. Call for a quote based on the size of the area.

Will the cleaning solution hurt my lawn or gardens?

We soak the grass and plants along the driveway with plain water before we start and again when we finish, which dilutes any runoff to the point it won't harm them.

Do I need to supply water?

No. Our truck carries its own water supply.
